Self Build House DesignIf you want to start your own self build, you will need to consider multiple things, starting with the design. You will need to choose the style and size of home that works best for your family and lifestyle, while also considering cost and location. On of the most important things to understand when it comes to self build design is the building regulations and standards. Keep in mind that most building projects have to comply with building regulations. These regulations are established to ensure people living in the buildings are safe and healthy, as well as have access in and out of the location and building conservation.

These regulations for self build design are national regulations, all administered by local authorities. Obviously, these building regulations need to be followed but by working with a qualified builder or architect, you would have some guidance in this area. What happens is that a Building Control Officer sends you a form that must be completed. Include with the package will be diagrams and specific information that you would provide regarding work to be done. This information is then returned to the office at which time you would be given approval or asked for additional information.

However, if the Building Control Officer were satisfied with the self build plans, then you would be granted a warrant or approval. In most cases, this process for a self build design takes about six to eight weeks so when planning keep this timeline in mind when you get ready to build. Then, once you complete your self build, the work done is inspected by the Building Control Officer, checking that everything complies with the approval you had been given.

Just as important with your self build design is the planning permission. In most cases, a self build project would require a planning permission, which includes national regulations. The planning permission is something administered by local authorities. Keep in mind that planning permissions do vary from one area to another, depending on local interpretation. In this case, one council may require a certain design whereas another council might be more lenient.

Remember, the national planning guidance will provide you with information of what you need. There might be times when one is not required so you will need to check or have your builder follow up on the requirements. Now, self build designs include brand new homes, as well as extensions and renovations to existing homes. If you plan to work on an existing structure, other things may be required.

For instance, these considerations would include Tree Protection Orders, which covers both alteration and removal of trees, Listed Building Consent, which is a consent to demolish, altar, or extend, Protection of Wildlife, which actually protects bats living in a roof, and others. Therefore, when you get ready for your self build design, remember that while the finished product is exciting, you will need to follow specific guidelines to get there.
