Finding Building Plot for Development
On the face of it building plots for sale would appear to be very similar to building land but finding a building plot is possibly a little easier because by definition you are probably looking for less land.
Most building plots for sale these day fall into the category of 'infill'. This usually arises where large garden is subdivided and planning permission is sought for an additional property on part of the garden.
Contrary to opinion, these types of building plots for sale are more likely to get planning permission. Councils now look on these kinds of developments very favourable and because of the current housing shortage, particularly in the Southeast, the onerous is more of showing why the development should not take place.
If you are looking at this type of building plot for sale, then your main criteria is to look at the feasibility of the access. Do you have direct road frontage? Is their good visibility? Would you be able to see clearly out of your drive way? Would you access be on a blind bend?
If a building plot is for sale, then it doesn't actually have to be only land. There are many instances now, where properties are either semi-detached or semi-linked, where development for a house can take place in the area previously occupied by another houses garage. This would obviously limit the size of the garden, but if this is not important than this could be an option for you.
You need to keep an eye out for places where this is happening in your area. Then take a look about and see if there could be another potential building plot for sale. If you make a direct approach to the house owner, you may be pleasantly surprised. Most people are prepared to accept an additional neighbour when there is a profit to be made.
Where else can you find building plots for sale?
There are a number of websites, which for a subscription list various types of opportunities. These, however, will be seen by a large number of people and your chance of snapping up your ideal plot may be limited.
Land agents also can have building plots for sale with the potential for planning permission but with these, you need to see if there are any agricultural restrictions attached to the planning. These may apply if the plot is in a rural location.
Very occasionally, local Estate Agents can have building plots, so it is worthwhile registering an interest with these and keeping in regular contact.
